About the role

The Senior Manager of Property & Assets oversees the strategic sourcing, contract management, budgeting, and physical upkeep of Rhythm’s asset portfolio across Japan (accommodation, stores, warehouses, offices, and vehicles). This role focuses heavily on commercial leasing, cost control, safety compliance, winter preparedness (snow clearing), and supporting the retail team with store infrastructure improvements.

The Senior Manager of Property & Assets oversees the strategic sourcing, contract management, budgeting, and physical upkeep of Rhythm’s asset portfolio across Japan (accommodation, stores, warehouses, offices, and vehicles). This role focuses heavily on commercial leasing, cost control, safety compliance, winter preparedness (snow clearing), and supporting the retail team with store infrastructure improvements.

Main tasks
Key Priorities & Scope
  • Sourcing & Contracts: Secure fit-for-purpose leases and manage renewals/relationships for all properties and vehicles across Japan. Including staff accommodation, stores and offices.
  • Financial Control: Own all property budgets, forecasting, and cost-per-bed targets to maximize asset efficiency.
  • Asset Upkeep & Safety: Implement rolling preventative maintenance and strict safety inspections (fire, electrical, plumbing) across all facilities.
  • Winter Operations: Oversee robust snow-clearing, and seasonal readiness for all sites.
Key Accountabilities

1. Sourcing, Leasing & Financial Management
  • Lead commercial lease negotiations, record &track expirations/renewals, and maintain landlord relationships.
  • Partner with Finance to own budgets, forecast spend, track utility outgoings, and deliver cost savings.
  • Conduct feasibility and cost analysis to support new property acquisitions and investments.

2. Maintenance, Compliance & Safety Inspections

  • Execute a multi-year asset lifecycle plan and rolling preventative/corrective maintenance program.
  • Ensure all properties are fully functional, compliant with legal/insurance codes, and seasonal-ready.
  • Conduct scheduled property checks to mitigate risks (fire safety, electrical, plumbing, structural hazards).
  • Manage third-party contractors (plumbers, electricians, builders) to ensure quality, value, and timely work.
  • Develop and enforce comprehensive fire prevention protocols and safety standards, ensuring all properties meet regulatory requirements  

3. Winter Readiness & Snow Clearing

  • Coordinate winter land maintenance, roof clearing, and comprehensive snow removal operations.
  • Manage contracts with external snow-clearing companies and ensure necessary machinery is maintained.

4. Retail Store & Project Support

  • Manage structural refurbishments, building renovations, and major CapEx projects on time and within budget.
  • Store Improvement Support: Assist the Retail team by flagging infrastructural needs, sourcing contractor quotes, and managing base building repairs (structure, power, plumbing) while Retail handles front-of-house merchandising.

5. Vehicle management

  • Manage the company vehicle lifecycle (procurement, leasing, insurance, and shaken compliance).
  • Oversee the full lifecycle of vehicle incident management, including reporting procedures, investigation workflows, and coordination with insurance stakeholders

6. Team leadership

  • Lead, mentor, and roster the regional Property & Maintenance team across Japan.

Success Measures & KPIs

  • Budget Mastery: Deliver property expenditure, CapEx projects, and cost-per-bed within approved limits.
  • Timeline Execution: 100% of properties, storefronts, and housing assets operational and winter-ready prior to seasonal launch.
  • Risk & Safety: Zero major unaddressed compliance or safety hazards; 100% of scheduled routine inspections completed.
  • Operational Continuity: Storefronts and access points remain completely safe and open via effective snow clearing.

Core Responsibilities:

  • Sourcing & Finance: Negotiate commercial leases, manage landlord relations, and own all property budgets/forecasts.
  • Asset Upkeep: Deliver rolling maintenance, manage contractors, and run strict safety checks (fire, electrical, plumbing).
  • Winter Prep: Oversee seasonal property readiness and comprehensive snow-clearing operations.
  • Project Support: Lead CapEx renovations and assist the retail team with core building and infrastructure improvements.
  • Fleet & Team: Oversee vehicle procurement and compliance, while leading our regional Property & Maintenance team.


What We’re Looking For:

  • Background managing commercial property, corporate facilities, or accommodation portfolios.
  • Strong negotiation, budgeting, and financial analysis skills.
  • Experience in property maintenance, contractors, and winter/alpine logistics.
  • A practical, hands-on leader who moves seamlessly from lease strategy to facility execution.
